I would like to recommend something for many sellers to seriously consider and for you, the agent, to propose to them. Why not get a 'Sellers Inspection' before your house goes on the market. As a home inspector I find that many sellers are honest people who are shocked when a buyer gets their inspection and a major 'defect' is found. Home inspectors hate crushing the buyers dream of buying a house. Even worse is having to tell a seller that their home, their castle, their biggest asset has a major defect. I know the agents hate it and fear the inspection, mainly due to the possibility of killing the deal. If sellers would only get a Seller's Inspection beforehand, they could correct the defect in a timely fashion and probably at a lower cost. This also would give them, the agents, and even the buyer some relief from the stress of selling / buying a house since they know that there will not be any big surprises when the buyer has their own inspection. When no Seller Inspection is performed, there is a risk to the sale of the house. To try and reach an agreement on what will be fixed and at what cost and to whom will pay for those repairs at a time when the agent , buyer and seller are 1 step away from closing the deal, could be stressful and possibly end the deal. The Seller's Inspection could avoid this likely problem. Plus it's a selling point to show that a Seller's Inspection revealed nothing, or something but “we fixed it and here is the receipt to prove it, because we care”. This alone shows the buyer that they are buying a safe home. Of course this does not negate the fact that a buyer should have their own inspection.
The Seller's Inspection is not as expensive and takes a shorter time duration since it mainly involves checking the big ticket , major home systems, and not the maintenance issues. A small price to pay beforehand can deter a more costly , rushed repair prior to closing, or even worse - a deal killer.
Why don't more sellers invest into this inspection ? I think it's the best defense to the buyers inspection possibly finding a major defect that can cause havoc for everyone involved.
